Where a valuer or lender has queried foam under the roof, a factual report takes the mystery out of it. It sets out what was applied, how much of the roof it covers and how the exposed timbers look. The decisions remain with the lender and buyer, but they are working from facts rather than worst-case guesses.
A valuer who notices foam under a roof will often refer the question back to the owner, and a lender may hold the application until it is answered. The delay usually comes from missing information rather than from a settled view on the property. A factual report from an inspector who has been in the roof space gives everyone the same evidence, which tends to be quicker than exchanging opinions by email.
The report is written so it can be read by someone who has never seen the loft. It names the foam type, gives its thickness and extent, and shows photographs of the roof timbers where they could be reached, together with moisture readings. We avoid predicting what any particular lender will decide, because policies differ. What we can do is make sure the facts are clear, dated and easy to forward.
